99,000 SF new assisted living facility. The 44-unit project included both 86,000 SF of new construction, a parking garage, and 10,000 SF of remodeling to connect it to the existing 12-story retirement tower.
New facility: The 7-story building includes 4 residential floors above 3 levels of parking. The structural system is post-tension cast-in-place walls and columns. The exterior skin is concrete wall, metal panel, brick and CMU. There are 44 residential units.
Remodel: Updated the existing 12-story building, installing a new mechanical system and replacing the old kitchen and dining areas with a new dining room, library, business center, and main lobby.
Unique features:
- Located on an extremely challenging construction site: a steep, sloping area in a residential neighborhood with extremely restricted access.
- The project required demolition of a 3-story concrete building and 2-story parking garage.
